Our home addition contractors have designed and built a variety of 2nd-story room additions.
Here are 5 sets of "before & after" photos.
When building a 2nd-story addition, besides the size of the addition, another factor in the cost is what is under the new 2nd-story. For instance, it is typically much more affordable to build an extra story over a garage (compared to building one over a lower level of your home). So, here are examples of a 2nd-story addition built over a detached garage plus 2 examples of additions over an attached garage (then 2 more additions that are not over a garage).
On the bottom is the old garage. On the top, that is how everything looked from a similar angle, but after the 2nd-story room addition was finished. (To see a gallery of photos from during the construction of that second-story addition over a detached garage, click either of the photos above.)
Again, to see a gallery of more photos from that project (including the dramatic changes to the front of the home), click either of the photos above. As you can see, that project involved a conversion of a carport
in to a garage
with a 2nd-story. (Our contractors also build a lot of 2-story garages
from the ground up.)
These 2 photos above show the last "addition over a garage" that is on this page. To see more photos from that project (including the interior of that multi-room home addition), click either of the photos above.
Here is a second-story being added to a ranch-style home. The new front porch with custom stonework also adds a lot of curb appeal, plus some needed shade for those front windows which face west and used to take in a lot of sun on hot summer afternoons. The siding of the entire home was updated, plus a new roof of course.
This last set might be my favorite. This second-story addition was part of extensive remodeling, including a removal of the old wood-burning fireplace, a doubling of the size of the original kitchen, plus 3 new bedrooms upstairs.
Our contractors will design & build your 2nd story addition.
